THE SOPHIE

The Sophie floorplan can be built with either one or two bedrooms on the main. The master comes equiped with a walk-in closet and grand master bath. One unique item about the Sophie is that the one bed version has the laundry on the main. It has 1100 finished square feet up and 1100 unfinished down. As with all our other ramblers, a two bedroom/one bath loft can be built over the garage adding approx. 450 square feet.

THE NEWPORT

Customize, customize, customize! This home starts with 1221 sqft finished, 2 bedrooms/2 bath with a full basement. TOTAL SQUARE footage is 2442. This home can be extended making it 1425 sqft finished with 3 OR 2 bedrooms. All ramblers can be built with a loft over the garage, adding square footage and an additional family room/bedroom/study.

THE LAGUNA

The Laguna floorplan is a 3 bedroom/2 bathroom rambler. What separates the Laguna from the Newport extended is the formal living room, widened floorplan, larger walk in closet, and an extended master bedroom with a large baywindow and oversized windows. THE AVA

THE SARCEE

The Sarcee floor plan boast 1800 square feet per level for a total of 3600 square feet. The main floor has 3 bedrooms and 2 bath. Again, as is standard in all our homes (if space allows), the master contains a walk in closet, seperate garden tub and shower. See Virtual Tour!

THE SHENANDOAH

The Shenandoah rivals the Sarcee in your classic rambler plans. Through the garage entry you are greeted with an enormous mud room, equipted with lockers and a half bath. 3600 square feet or bigger, 3 bed/ 2 bath. See Virtual Tour!

TWO STORY

THE BALBOA

Named after quite possibly the world's best vacation spots, the Balboa floorplan offers over 2200 square feet with large, open rooms, vaulted ceilings, and the one thing we all desire in a new home... space. Three bedrooms and 2 bathrooms up, including the coveted grand master bath. Visiting our model of the Franklin at Valentine Estates will give you a perfect since of this home. THE MESA

The Mesa is finished with over 1800 square feet. Very similar to the Balboa but offering more space, more vaults, more room... more. This plan also has a main floor half bath, where the balboa does not. The finish product will have over 2800 square feet.

THE MADELEINE

The Madeleine is very similar in size to the Mesa. About 1800 square feet finished and 2700 sf total. As you can see in the tour, the major difference is the arches and vaulted ceilings. Upstairs you still find the 3 spacious bedroom layout, but the main floors offers high ceilings, an open kitchen and dining/great room concept. One of our most popular plans. THE TIMPANOGOS

The Timpanogos (click for floorplan) offers over 2400 SF finished and 3600 SF total, making it the perfect family 2 story. All 4 bedrooms are upstairs, leaving the downstairs with the formal living room, a spacious great room leading to kitchen and laundry. A bedroom upstairs can be removed and adding a huge laundry room upstairs. The master is spacious and can be built with a private deck. THE ASPEN

The Aspen (click for floorplan) offers over 1995 SF finished and 3000 SF total. All 4 bedrooms are upstairs, leaving the downstairs with a spacious great room leading to kitchen. A bedroom upstairs can be removed and adding a huge loft upstairs. The downstairs also has it's own private study. The laundry room is upstairs. As with all our plans, the master has its own grand master bath and walk in closet.
